4. The Rex Kingston
4.1 Criteria for living at The Rex:
To ensure a smooth application process, please review the following criteria before starting your reservation:
- Income Requirement: Your household income must be above £43,000 per annum. For our studios, the minimum income requirement is calculated as being 24 times the monthly rent.
- Occupancy Limits:
- Classic and Comfort Studios: Maximum 1 adult
- Grande and Suite Studios: Maximum 2 adults
- Age Restriction: All residents must be 18 years of age or older. We do not permit anyone under the age of 18 to reside at The Rex.
- Parking: The Rex does not offer parking facilities, and residents are unable to apply for local parking permits.
- Pet Policy: We unfortunately do not permit pets at The Rex.
- Referencing & Right to Rent: To comply with legal requirements, all applicants must complete referencing and provide valid Right to Rent documentation before their tenancy can begin.
4.1.1 Reservation Commitment
A reservation commitment of £250 is required to secure your selected Studio. Please note that this fee is non-refundable if you choose to withdraw your application or if you do not pass the required referencing checks (including income verification and Right to Rent checks).
4.2 All Inclusive Bills
4.2.1 Monthly License Fee (All-inclusive Bill)
Your monthly License Fee is an all-inclusive bill that covers the following items:
- The Rent to live at The Rex;
- Council Tax attributable to the The Rex;
- Reasonable use of electricity, water, and sewerage services (subject to the Fair Usage Policy);
- Access to the shared internet service (subject to the Fair Usage Policy);
- Use of designated communal areas and Facilities (some Facilities may have additional charges or booking requirements).
The license fee is an all-inclusive charge that covers all services and amenities specified in the license agreement. Residents are not permitted to opt out of any individual elements of the all-inclusive bill, nor will a reduction in the license fee be granted for any unused elements.
4.2.2 Fair Usage Policy
You agree to use the provided utilities (water, electricity) and internet access fairly and reasonably for personal use. The use of high-energy consumption items, such as 3D printers, is not permitted under this policy. Amro reserves the right to charge you an additional reasonable sum for usage deemed excessive compared to the average use of other residents. Amro will provide justification for any such charge upon request.
4.2.3 Building Energy & Water Efficiency
The Rex is a BREEAM Outstanding-rated building and, as such, operates with several energy-efficient and water-saving measures. These include:
- Controlled water pressure in all areas;
- A centrally managed heating and passive air ventilation system;
- Window safety restrictions preventing windows from being opened fully;
- Lighting sensors in communal areas.
4.2.4 Not Included
Insurance is not included within the monthly License Fee. It is strongly recommended that you obtain an appropriate personal policy to cover any theft or loss of items due to break-in or building defects or maintenance issues. Where applicable, any items left in the bike stores are left at the owner’s risk, and it is recommended that any insurance policy includes bicycles.
5. Changes and Suspension
We may suspend, withdraw, discontinue, or change all or any part of our Website without notice. We will not be liable to you if for any reason our Website is unavailable at any time or for any period.
- Pricing: Please note that any prices displayed on the Website or discussed are indicative and subject to change until a formal tenancy agreement or other relevant occupancy agreement is fully signed by all parties.
- Security: We do not guarantee that our Website will be secure or free from bugs, viruses, or other malicious software. You are responsible for configuring your information technology, computer programmes, and platform to access our Website and should use your own virus protection software.
6. Third-Party Websites
Our Website may include links to third-party websites controlled and maintained by others. These links are provided for your information only. Such links should not be interpreted as approval by us of those linked websites or information you may obtain from them. We have no control over the contents of those sites or resources and are not responsible for their content or availability. Your use of third-party websites is subject to the terms and conditions of those sites.
7. Limitation of Our Liability
- General Exclusion: We do not exclude or limit in any way our liability to you where it would be unlawful to do so. This includes liability for death or personal injury caused by our negligence or the negligence of our employees, agents, or subcontractors, and for fraud or fraudulent misrepresentation.
- Use of Website: While the Website provides information relating to property lettings which may lead to significant agreements, the Website itself is provided primarily for informational purposes. We exclude liability for losses arising from your use of, or inability to use, the Website or your reliance on any Content, except where such liability cannot be excluded by law.
- Business Losses: We have no liability to you for any loss of profit, loss of business, business interruption, or loss of business opportunity if you use the Website for commercial purposes beyond its intended use (e.g., data scraping, competitor analysis) without our express permission.
- Defective Digital Content: If defective digital content that we have supplied damages a device or digital content belonging to you and this is caused by our failure to use reasonable care and skill, we will either repair the damage or pay you compensation, subject to statutory limitations and defences available to us under applicable law (including the Consumer Rights Act 2015). Your statutory rights are not affected.
8. Your Liability to Us
You agree to indemnify and hold us harmless from and against all liabilities, legal fees, damages, losses, costs, and other expenses in relation to any claims or actions brought against us arising out of any breach by you of these Terms or other liabilities arising out of your use of this Website.
9. Intellectual Property
- Ownership: “Amro Living” is the registered trademark of Amro Property Management Limited and is used under licence. All copyright, trademarks, design rights, patents, database rights, and other intellectual property rights (registered and unregistered) in and on the Website and its Content belong to us or our licensors.
- Limited Licence: Nothing in these Terms grants you any rights in the Website or Content other than as necessary to enable you to access and use the Website in accordance with these Terms. You may print off one copy and download extracts of any page(s) from our Website for your personal, non-commercial use, and you may draw the attention of others within your organisation (where relevant to a potential tenancy or inquiry) to Content posted on our site.
- Restrictions: You must not modify the paper or digital copies of any materials you have printed off or downloaded. You must not use any illustrations, photographs, video or audio sequences, or any graphics separately from accompanying text. Our status (and that of any identified contributors) as the authors of Content must always be acknowledged.
- Commercial Use: You must not use any part of the Content for commercial purposes (beyond personal use related to potential tenancy or inquiry) without obtaining a licence to do so from us or our licensors.
- Breach: If you print off, copy, download, or use any part of our Website in breach of these Terms, your right to use our Website will cease immediately, and you must, at our option, return or destroy any copies of the materials you have made.
10. Privacy and Confidentiality
- Privacy: Your privacy is important to us. Any personal information you provide to us via the Website will be dealt with in line with our Privacy Statement, which explains how we collect, store, use, and share your personal information, your rights, and how to contact us. - Confidentiality: While we implement security measures, we cannot guarantee the absolute security of information transmitted via the internet. You should only submit information requested by us through the designated secure channels on the Website (e.g., application forms, contact forms). Do not send unsolicited confidential, commercially sensitive, or valuable information via general email or non-secure means. We are not responsible for the security or confidentiality of information you transmit outside of the secure processes provided on the Website.
11. General
- Changes to Terms: We reserve the right to change these Terms from time to time. Any updated Terms will be posted on the Website with a new effective date. Your continued use of the Website following any changes indicates your acceptance of the new Terms. Please check this page regularly to ensure you are aware of the current Terms.
- Severance: If any provision of these Terms is found by any court or administrative body of competent jurisdiction to be invalid, unenforceable, or illegal, the other provisions shall remain in force.
- Governing Law and Jurisdiction: These Terms, their subject matter, and their formation are governed by English law. You and we both agree that the courts of England and Wales will have exclusive jurisdiction over any dispute arising out of or in connection with these Terms or your use of the Website. However, if you are a resident of Northern Ireland, you may also bring proceedings in Northern Ireland, and if you are a resident of Scotland, you may also bring proceedings in Scotland.
12. Promotions
Effective Date: February 2026:
The special offer, ‘2 Months Free Rent,” Effective Date: February 2026, is subject to the following terms and conditions:
- Early Termination: If you terminate your lease agreement before its full term has been completed, you will be required to repay any rent incentives that have already been applied to your account.
- Offer Period: This is a limited-time “flash offer” and will be available only until the 28th February 2026 or once all units have been reserved.
- Eligible Apartments: This offer is limited to a select number of studio apartments and is available on a first-come, first-served basis.
- Move-In Date: To be eligible for this offer, you must move in between 1st February and 28th February 2026.
- Advertised Monthly Rate: The price advertised for selected studios represents the monthly cost after the promotional discount has been applied.
- Discount Structure: This offer consists of a 2-month rent-free period, with the total value of that discount applied as a fixed monthly reduction across a standard 12-month term.
- Contractual Rent: Please note that all License Agreements will be issued at the full monthly license fee.
- Discount Letter: The monthly reduction will be formalised via an accompanying discount letter issued alongside the License Agreement.
- Eligibility: This offer is subject to availability for selected units at The Rex Kingston and is contingent upon the signing of a qualifying 12-month license
- Referencing: All financial and background checks will be conducted based on the full market rent of the apartment, not the discounted rate.
- Renewal: This incentive is a one-time offer. If you choose to renew your lease after the initial term, the full market rent will apply.
13. Home of The Month
Effective Date: February 2026:
The special offer, ‘Home of the Month’ includes the ”2 Months Free Rent,” Effective Date: February 2026, is subject to the following terms and conditions:
- Early Termination: If you terminate your lease agreement before its full term has been completed, you will be required to repay any rent incentives that have already been applied to your account.
- Offer Period: This is a limited-time “flash offer” and will be available only until the 28th February 2026 or once all units have been reserved.
- Eligible Apartments: This offer is limited to a select number of studio apartments and is available on a first-come, first-served basis.
- Move-In Date: To be eligible for this offer, you must move in between 1st February and 28th February 2026.
- Rent-Free Periods: The one-month (4 weeks) rent incentive will be applied in two parts:
- May 2026: One month of rent will be applied as a credit to your account, making your May 2026 rent payment free
- Jan 2027: One month of rent will be applied as a credit to your account, making your Jan 2027 rent payment free..
- Move-In Payments: Upon move-in, you will be required to pay the full market rent for March 2026.
- Referencing: All financial and background checks will be conducted based on the full market rent of the apartment, not the discounted rate.
- Renewal: This incentive is a one-time offer. If you choose to renew your lease after the initial term, the full market rent will apply.
14. Old Offers
Effective Date: December 25th 2025:
We are offering exclusive cash credits and gift vouchers for reservations made between 25th December 2025 and 30th January 2026.
This special “New Year Offer” is subject to the following terms and conditions. By reserving an apartment under this offer, you agree to these terms.
Classic Type F & Comfort Studios: Receive a £2,000 Cash Credit.
Suite Studios: Get the 12-month rate for a 7 or 8-month stay PLUS a £2,000 Cash Credit.
Key Eligibility and Offer Period
- Offer Period for John Lewis Voucher (Limited Time): This is a limited-time offer. It is valid only for reservations made between December 25th 2025 and 4th January 2026 (selected studios only).
- Offer Period For Credit (Limited Time): This is a limited-time offer. It is valid only for reservations made between December 25th 2025 and 30th January 2026.
- Eligible Apartments (First-Come, First-Served): This offer applies only to a select number of studio apartments. Eligibility is strictly on a first-come, first-served basis.
- Reservation Deadline: To qualify for the John Lewis voucher offer, you must reserve an eligible studio apartment before 4th January 2026.
- Reservation Deadline: To qualify for the credit offer, you must reserve an eligible studio apartment before 30th January 2026.
- Move-In Requirement: You must commence your tenancy (move in) between 1st January 2026 and 31st January 2026.
- Suite Studios: Suite Studios are available on a fixed-term basis until 31st August 2026. The length of your initial license (7 or 8 months) will be determined by your move-in date. Residents wishing to stay longer may renew for a standard 12-month term beginning 1st September 2026.
The Cash Credit Incentive
The approved cash credit will be applied to your resident account in two instalments, provided your lease remains active and your account is in good standing at the time of application:
- First Instalment (50%): 50% of the total cash credit will be applied as a credit to your account during the third full month of your license at The Rex.
- Second Instalment (Remaining 50%): The remaining 50% of the cash credit will be applied as a credit to your account during the eleventh full month of your license at The Rex.
Important Conditions
- Early Termination/Break Clause: Should you terminate your lease agreement before the full initial term has been completed, you will be required to repay 100% of any cash credit that has already been applied to your account.
- Referencing and Financial Checks: All required financial and background checks (referencing) will be conducted based on the full market rent (un-discounted rate) of the apartment, not the effective monthly rent after applying the cash credit.
- Lease Renewal: This cash credit is a one-time incentive applied only to the initial lease term. If you choose to renew your lease after the initial term expires, the full market rent prevailing at the time of renewal will apply.
